No open-ended scopes. Every engagement runs the same five phases with deliverables, costs, and dates you can hold us to.

  1. Phase 1

  2. Phase 2

    Concept

    Test fits, unit prototypes, and cost bands.

    Test fits, unit prototypes, and massing options come back with order-of-magnitude cost bands so leadership can pick a direction with numbers attached.

  3. Phase 3

    Design

    Documentation, engineering, and permitting.

    Construction documents, structural and MEP engineering, energy and accessibility compliance, and permit submittals coordinated with the jurisdiction.

  4. Phase 4

    Build

    Procurement, construction, and inspections.

    Bid leveling, procurement, and construction management with weekly cost reports, site inspections, and change-order discipline.

  5. Phase 5

    Occupancy

    Handover, warranty, and expansion planning.

    Furnishing installation, commissioning, warranty walkthroughs, an operations manual for facilities teams, and a plan for the next phase.
